Every Local Authority has a Planning Department who are there to protect the local area from poorly designed schemes. They are generally concerned with the aesthetics of the proposed scheme.

Some residential proposed schemes may not require full planning permission. There are many developments that can now be achieved under the householders permitted development rights (GPDO). In such cases, a certificate of lawfulness would be applied for.

Kudos Plan & Design will advise clients of the best course of action regarding planning at the initial consultation meeting. We will also undertake all the work required in completing the relevant applications and documents, ensuring clients a hassle free process.

Every Local Authority has a Building Control Department whose role is to ensure that all building work is carried out in accordance with the current Building Regulations.

Kudos Plan & Design will ensure that all building work is specified to the current Building Regulation standards. Our engineers will also provide any structural calculations required as part of the proposed scheme. Thames Water and other public sewer build over agreements are also included within this process. All the necessary information is then submitted to Local Authority for approval.

Kudos Plan & Design will act as your agent regarding any matters associated with the Planning & Building Control, ensuring wherever possible, that all approvals are achieved.

Once all approvals are gained from Local Authority a Final Set of plans are prepared and handed over to client for tender.
